South Hillsborough VA Clinic opened in 2019 at 12920 Summerfield Crossing Blvd, Riverview, FL 33579. Open Monday–Friday, 7:00 AM–4:30 PM.

Primary care, mental health, women's health, audiology, radiology (MRI / CT / ultrasound / x-ray), specialty care, physical therapy, pharmacy, lab. Sized to serve 10,000+ veterans across Riverview, Ruskin, Sun City Center, Gibsonton, Wimauma, and Apollo Beach.

This is the single biggest VA quality-of-life unlock for Riverview. Most metros require a 30–45 minute drive to a VA facility. Riverview has one in-ZIP. For non-emergency primary care, mental health, and most outpatient needs, you don't make the Haley drive.

Why vets pick it

One of the densest VA-buyer submarkets in Greater Tampa Bay.

The South Hillsborough VA Clinic was sized to serve 10,000+ vets across Riverview / Ruskin / Sun City Center / Gibsonton / Wimauma / Apollo Beach. That's the population they're staffing for. Riverview is at the geographic center of that VA-dense corridor.

MacDill commute is workable. 25–35 minutes via Selmon Expressway in normal conditions, 30–60 in peak. South Tampa-priced lifestyle without South Tampa pricing.

New construction at VA price points. Spencer Glen (Pulte) starts at $398,990. Triple Creek, Cedarbrook, Belmond Reserve all have inventory in the $340k–$500k window — directly inside the sweet spot for a VA-eligible buyer using full entitlement.

Bloomingdale HS catchment fringe in 33569 gives families an A-rated zoned high school option without paying Lithia/FishHawk premiums.

75.7% owner-occupied housing. This is a settle-down submarket, not a transient rental belt.

What to know before you write an offer here.

Flood zones — Alafia and Bullfrog corridors are the catch

The Alafia River corridor runs through the heart of Riverview. Properties along the river — and Bullfrog Creek to the south — sit in Zone AE with insurance-required flood coverage. Newer subdivisions east of US-301 (most of 33579) sit in Zone X with engineered drainage. Big Bend Rd south corridor is generally low-risk Zone X away from waterways. Always pull the address through the FEMA Map Service Center.

Hurricane evacuation — different from flood zones

Alafia waterfront and properties west of US-41 sit in Evacuation Zone A — first to evacuate for any storm surge event. Most newer Riverview subdivisions east of US-301 sit in Zone D or E — only evacuated for catastrophic Cat 4–5 surge. A property can be Evac Zone A (surge risk) but FEMA Zone X (low chronic flood risk), or vice versa.

CDD fees on new construction

Nearly every new construction community in 33579 carries a CDD assessment on top of property tax. Triple Creek runs ~$2,000/year + ~$69/month HOA. Range across Riverview new builds: roughly $1,500–$3,500/year CDD. Shows up as a non-ad valorem line on the tax bill. VA underwriting includes it in DTI. Don't let a buyer get blindsided.

MPR risk on older Riverview core (33578)

1980s–early-2000s Riverview stock can have aging roofs (4-point inspection trigger), pre-2002 wind mitigation gaps, and original electrical panels (FPE/Zinsco occasionally). VA Minimum Property Requirements catch active roof leaks, exposed wiring, and termite damage — common findings in the older core. Newer 33579 stock rarely trips MPR.

Heritage

Phosphate, Peru, and the river that glowed at night.

1830s–1885 — Peru becomes Riverview

In the 1830s, settlers arrived on the south side of the Alafia River, calling the area Peru — the indigenous name meaning "straight part of the river." In 1885, Riverview was officially founded on the north shore of the Alafia. By the 1940s, Riverview absorbed Peru, claiming both sides of the river.

Late 1880s — The phosphate era + the river of fire

Phosphate was discovered in the Alafia. The river's name Alafiatranslates to "River of Fire" — early-night phosphorus on the riverbed actually glowed. By the early 1890s, three companies operated phosphate processing on the Alafia: Peruvian Phosphate Co., Tampa Phosphate Co., and Alafia River Phosphate Co. The phosphate industry shaped the local economy for decades.

1893–1921 — Schools, churches, chickens

The first school in the area was built inside Peru Baptist Church in 1893. In 1921, Florida's first commercial poultry farm was established by Emmet and Myrtle Tope. Riverview remained a rural agricultural community through 1980 — cattle, citrus, strawberries, phosphate-related industry.

Post-1980 — Suburban explosion

Riverview's population grew to 107,396 by the 2020 Census — a 51.2% jump from 2010's 71,050. The phosphate's environmental shadow still hangs over the area. In 2004, Hurricane Frances released 65 million gallons of acidic process water from the Mosaic Fertilizer storage system into Hillsborough Bay. Restoration in 2013–2014. The phosphate story is real heritage. So is the agricultural backbone. Don't sand it off — it's what makes Riverview a place and not just a subdivision belt.

  • Big-box on US-301 / Gibsonton Dr · Walmart Supercenter, Target, Lowe's, Home Depot all clustered near the I-75/Big Bend interchange.
  • Brandon Exchange · 8 miles north via I-75 or US-301. The de facto regional mall.
  • Riverview Oaks Shopping Center · Local Publix-anchored retail along US-301.

  • Alafia River State Park · Lithia, ~20 min east. Reclaimed phosphate mine. Some of the most radical elevation change in Florida — IMBA-rated mountain biking, plus 20 miles of equestrian and hiking trails. Canoeing/fishing on the South Prong.
  • Lithia Springs Conservation Park · Hillsborough County, ~25 min east. 160 acres. Year-round 72° natural spring swimming, 45 campsites in two loops, river cypress swamps, hardwood hammocks. Canoe takeout for the Alafia Paddling Trail.
  • Camp Bayou Outdoor Learning Center · Ruskin, ~20 min south. 160-acre nature preserve on the Little Manatee River. Hardwood hammocks, pine flatwoods, butterfly habitat, canoe launch. Volunteer-run, Thu–Sat 9am–2pm.
  • Triple Creek Greenway · 1,200-acre preserve inside Triple Creek with 3.5 miles hiking + 18+ miles of mountain bike trail. Open to community residents.
  • Master-plan amenity centers · Panther Trace, South Fork, Triple Creek, Summerfield each have resort pools, splash pads, dog parks, and tot lots.

HART Route 31 is the only fixed-route bus serving Riverview proper — Brandon Exchange ↔ US-301 ↔ Gibsonton ↔ Apollo Beach ↔ HCC Southshore ↔ Ruskin Amazon Facility. Weekdays only, every 2 hours, $4 fare. Practical for a small set of commuters; not a real transit option for most households.

Worth watching: the Selmon Expressway extension to Big Bend Rd is under study by Tampa Hillsborough Expressway Authority. If built, this changes the commute math materially for south-Riverview addresses.
