Valrico sits east of Brandon along Bloomingdale Avenue and SR-60, built out across the late 1980s through 2010s. Most homes are single-family with traditional layouts, lot sizes 0.15-0.4 acres, and pricing in the $350k-$525k band as of 2026. The Bloomingdale High School catchment is a major draw for families.

For VA buyers, Valrico hits a sweet spot: more square footage than Brandon at a similar price, established neighborhoods with mature trees and consistent maintenance, and a 35-50 minute commute to MacDill via I-75 / Selmon Expressway.
