What to flag before writing an offer in Valrico.
- Roof age: A lot of Valrico inventory was built 2000-2008. Roofs hitting the 15-17 year mark trigger Florida insurance underwriting issues AND VA MPR flags. Ask roof age first.
- HOA structure: Most Valrico subdivisions have HOAs. Fees range $300-$1,200/year. The HOA fee counts toward your DTI for VA qualification.
- Septic vs sewer: Some older Valrico pockets are still on septic. VA appraisers check septic system condition. Failing septic = repair contingency.
