Buyer-leaning market signal: 433 active listings in $300-700k range across Clearwater, 57% with price reductions. DOM on the Beach is 52 days vs the 5-year average of 40. Inventory has rebuilt. Negotiate accordingly.
VA condo trap is real here. On Top of the World (4,959 units) plus barrier-island towers create lots of VA-eligible-looking inventory that may not be VA-approved due to short-term-rental ratios or tightened HOA reserve rules. Pull live status from VA Lender Portal before writing.

Coast Guard Air Station Clearwateris the largest USCG air station in the country (~600 personnel). That's a real targeted-audience hook for active-duty CG and CG vets, not generic "military-friendly" filler.
Beach access without St. Pete prices for mainland buyers. Clearwater Beach is 15-20 min from any mainland address.
Central Pinellas location. 30-40 min to either downtown St. Pete or downtown Tampa. Both directions.
Healthcare anchor.Morton Plant Hospital is BayCare's flagship facility, in town.
Phillies spring training at Spectrum Field (1955-onward) — 70+ year baseball heritage.
MacDill commute is the honest weak spot: 45-55 min off-peak, 60-75+ at rush. Most active-duty MacDill personnel pick south Pinellas or south Hillsborough. Clearwater fits Coast Guard, civilian DoD, retirees, beach-life vets.

Two-market diligence — mainland is clean, Beach needs the storm-disclosure conversation.
Flood zones — Beach is heavy AE/VE, mainland mostly Zone X
Clearwater Beach is heavy Zone AE/VE — mandatory flood insurance, post-Helene/Milton scrutiny, premium pricing has spiked. Mainland Clearwater is mostly Zone X with some inland creek-adjacent AE pockets.
Hurricane evacuation — Beach is Zone A
Clearwater Beach, Sand Key, Island Estates all sit in Pinellas Evacuation Zone A — first to be ordered out. Mainland is mixed (most non-evac, some inland creek areas in higher zones).
VA condo project approval — critical here
Clearwater has lots of older condo inventory — many 55+ communities, beach towers, mainland Park Place type buildings. Mixed VA approval status. On Top of the World alone is 4,959 units with project-level VA approval requirements. Pull live from VA Lender Portal before writing.
Heritage
Clear water springs to Phillies spring training to Scientology.
Clearwater dates to 1830s settlement. The name comes from clear water springs the early settlers found. Incorporated 1891.
1955. Philadelphia Phillies relocated spring training to Clearwater. The relationship has continued without interruption since — 70+ years. Spectrum Field is now the home of Phillies spring training and the Class A Clearwater Threshers.
1975.Church of Scientology relocated international spiritual headquarters ("Flag Building") to downtown Clearwater. Has been a major presence in downtown property and culture since.
2010s — Clearwater Marine Aquarium became globally known as the home of Winter (the dolphin from Dolphin Tale). Major tourism + family-attraction asset.
2024. Hurricane Helene + Hurricane Milton hit the barrier island back-to-back. Major storm-recovery story still playing out through 2026.

Beach + downtown walkable. Suburban mainland not.

PSTA + Jolley Trolley to beach — Jolley Trolley is the seasonal trolley that connects mainland to Clearwater Beach without parking battles. Pinellas Trail 47 miles paved south to St. Petersburg.
