Why vets pick it

The affordability sweet spot in Pinellas.

Affordability vs neighbors. Median ~$320-365k vs Clearwater ($400k+) and St. Pete ($375k+). For VA buyers using full entitlement with no down payment, that delta is real monthly cash flow.

Centrally located. Fifteen minutes to downtown St. Pete or downtown Clearwater. Both directions. Rare in Pinellas.

Beaches without beach prices. Indian Rocks Beach is 7 miles / ~13 minutes west. Madeira Beach about 17 minutes. You get the lifestyle without the AE/VE flood premium and barrier-island insurance.

HCA Florida Largo Hospital (455 beds, statutory teaching hospital) is in town. Bay Pines VA Medical Center is roughly 15-20 minutes south.

Highland Recreation Complex is one of the top public rec facilities in the county — pools, slides, indoor playground, fitness center. Family multiplier.

Retiree-heavy demographics. Median age 50.8 and 28.3% of residents are 65+. Vets transitioning into retirement blend in fast.

VA loan reality

Mostly clean inland — but the 55+ condo VA approval is load-bearing.

Flood zones — central/east mostly Zone X

Most of central and east Largo (33770 east, 33771, 33773) sits in Zone X — minimal flood risk, no mandatory flood insurance for VA-financed mortgages. Western Largo (33774) and beach-adjacent areas approach Zone AE the closer you get to the Intracoastal. Always pull the specific parcel.

Hurricane evacuation — central is the unlock

Most of central/inland Largo is non-evacuation or zone E/F (last to evacuate, if at all). Western edges that touch the Intracoastal pick up Zone A or B. Legitimate selling point vs Clearwater Beach, St. Pete Beach, or Treasure Island where buyers are in Zone A by default.

VA condo project approval — load-bearing for Largo specifically

Largo has a LOT of older condo inventory, including dense 55+ clusters around East Bay Country Club, Country Club Condos, Lakeview of Largo, Imperial Point, and Bay Palms. VA condo approval is parcel-specific and the project must be on the active VA-approved list (HUD-accepted from before December 2009 no longer auto-qualifies). Two requirements that knock projects out: at least 50% owner-occupied, no single entity owning more than 10%. Always verify on the VA condo lookup before writing.

Heritage

Citrus City to bedroom suburb to downtown reinvention.

1880s. Founded as a rural farming community. Citrus and agriculture drove the early economy.

June 6, 1905. Officially incorporated as a town.

1910-1930.Population grew ~500% on the back of citrus packing. Largo became known as "Citrus City" — the regional citrus distribution hub.

1913. First municipality in Pinellas County to adopt council-manager government.

1950s-60s. Population went from 1,500 (1950) to 5,300 (1960). Post-WWII suburbanization began transforming Largo from agricultural to bedroom community.

1974. Transitioned from town to city status.

2020 census. 82,485 residents. Third-largest city in Pinellas County. Fourth-largest in Tampa Bay area. Median age 50.8. 28.3% age 65+. Sister city: Kami, Kōchi, Japan (1969).

Heritage Village— Pinellas County's 21-acre open-air history museum preserves the citrus-and-pioneer era.

Today. West Bay Drive corridor revitalization. Horizon West Bay opens early 2026 at 440 West Bay Drive — new City Hall plus retail, public space, programming. Largest downtown investment in decades.

Adjacent Highland Family Aquatic Center has Pinellas County's tallest slide, zero-depth pool, three-story speed slide. Family-anchor amenity for the entire central county.
  • Florida Botanical Gardens · 182 acres, free admission, in Pinewood Cultural Park.
  • Heritage Village · 21-acre living history museum. 33 historic structures (homes, depot, schools, church, general store). Free admission. Co-located with Botanical Gardens.
  • McGough Nature Park · 11901 146th St N. Intracoastal-side. Turtle deck, butterfly garden, oak hammock, Narrows Nature Center, canoe launch.
  • Pinellas Trail · 47 miles paved. Major asset. Bike commuting between Largo, Clearwater, and Dunedin is realistic on this trail.

Be honest about it

Largo is car-first. Pinellas Trail is the exception.

Most of Largo is car-dependent. Old Northwest is the most walkable neighborhood (Walk Score 66). Specific addresses near downtown West Bay Drive can hit 80+ ("Very Walkable").

Pinellas Trail is the headline transit-not-transit feature. The 47-mile Fred Marquis Pinellas Trail runs north-south through Largo, connecting Tarpon Springs to St. Petersburg. Bike commuting between Largo, Clearwater, and Dunedin is realistic on this trail.

PSTA bus serves Routes 19, 34, 49, 52, 66 from the Largo Transit Center. Functional but not frequent enough to replace a car. SunRunner BRT does NOT directly serve Largo (St. Pete Beach to downtown St. Pete only).
