Top schools, water access, less hurricane exposure than south Pinellas.

Palm Harbor University High School (PHU) is the headline magnet. Niche grades it overall A, ranks it #3 best public high school in Pinellas County and #100 of 731 statewide. Full IB program, strong medical magnet. Vets with school-age kids zone here on purpose.

Innisbrook Resort heritage: PGA Tour Valspar Championship is played here every March on the Copperhead Course. Four Larry Packard–designed courses (Island, Copperhead, North, South) on 900 acres. Salamander Hotels has owned and operated since 2007.

Lake Tarpon(~2,500 acres): largemouth bass fishing reputation, public access at John Chesnut Sr. Park, private resident access in Lansbrook and Cobb's Landing.

Honeymoon Island State Park: Florida's most-visited state park, over 1 million visitors a year. Causeway access from downtown Dunedin. Caladesi Island ferry from Honeymoon was named America's #1 Beach (2008).

Less hurricane evac exposure than south Pinellas.Palm Harbor's interior sits on the unusual "hilly" topography that's rare for Florida — most non-coastal neighborhoods sit outside the highest-risk surge zones.

Coastal vs interior — same city, two different risk profiles.

Flood zones — coastal vs interior split

Coastal Ozona, Crystal Beach, and direct-Gulf properties generally fall inside Special Flood Hazard Areas — Zone AE and along the immediate shoreline some VE. Interior Palm Harbor (Lansbrook, Highland Lakes, Cobb's Landing, much of 34684 and 34685) is mostly Zone X (no federally required flood insurance). Always verify per parcel.

Hurricane evacuation — interior is the unlock

Waterfront Ozona / Crystal Beach / shoreline = Zone A. Most of interior Palm Harbor = non-evacuation or higher-letter zones. Structural reason this area ranks lower-risk than south Pinellas barrier-island towns.

VA condo project approval — Innisbrook is the flag

Innisbrook condos: VA approval status not blanket-confirmed. Verify per building before writing an offer. This is the single most common "killed deal" cause for vets shopping Palm Harbor condos.

Heritage

From Sutherland to Innisbrook to the Valspar.

1869. Curlew Pioneer Cemetery established — first marker of European settlement.

1881. Henry B. Plant builds the San Marino Hotel in the area. Plant System railroad reaches Sutherland in 1890.

1888. Community formally established as Sutherland— either short for "Southern Land and Development Company" or a nod to the Duke of Sutherland, who visited the area after landing at Tarpon Springs in 1887.

Early 1900s. Citrus and cattle dominate the local economy. Citrus heritage still celebrated at the annual Palm Harbor Citrus Festival every April.

1925. Sutherland officially renamed Palm Harbor. The 100-year anniversary was celebrated in 2025.

1970. Innisbrook Resort opens — Island Course completed first, designed by Larry Packard (who designed all four courses on property; Packard lived to 100, built 200+ courses career-wide). Copperhead Course opens 1974.

1981 (Dec 7). Honeymoon Island State Park officially established.

2013. Valspar Corporation becomes title sponsor of the Innisbrook PGA Tour event — the Valspar Championship.

Today.Consistently ranked among Florida's top places to live (U.S. News & World Report, Niche). Median household income around $81,462. Average commute ~26 min.

Two stories

Old Palm Harbor walkable. Suburbs car-first.

Old Palm Harbor downtown / historic district is genuinely walkable on a compact scale — historic storefronts shaded by live oaks, walk to multiple breweries and restaurants. Walk Score for the micro-district materially higher than Palm Harbor overall.

Fred Marquis Pinellas Trail — 38-44 miles paved, runs from St. Petersburg to Tarpon Springs, threads directly through Palm Harbor, Ozona, and downtown. The 4-mile Honeymoon Island spur runs along the causeway right to the state park entrance. Single best non-car asset in the area.

PSTA Route 19 runs the US-19 corridor. Frequency drops sharply evenings/weekends. Don't promise transit-dependent lifestyle here — promise trail-and-car lifestyle.
